Discovery Session
First set up a 15-minute discovery call with Kimberley to discuss your buying goals. The process begins with a personal consultation where Kimberley meets with you in person or virtually to understand your specific needs, preferences, explains the buying process, explains the current real estate market and discusses your preferred budget. This step sets the foundation for a tailored search and ensures that we find the best potential home that fits your vision and lifestyle but is also realistic and within your budget.
Set In Person Strategy Meeting to discuss Process and Buyer Agency Agreement
Kimberley will set a time to meet in person or virtually to allow you to interview her and for Kimberley to interview you! Kimberley will discuss the buying process, what value she brings to the buying process, and the decision will be made to move forward together as client and buyer agent. YAY!! Once we have decided to work together, a buyer agency agreement will be discussed and agreed upon and signed before going out to see homes.
Financial Mortgage Pre-Approval
Kimberley can recommend local, trusted mortgage officers who have a strong history of successfully working with homebuyers. The mortgage professionals clarify your budget and strengthen your position when making an offer. Working with a local trusted lender who is available nights and weekends, is a vital part of the buying process and can make or break a potential offer acceptance. Kimberley works closely with these lenders to ensure a smooth process throughout the transaction.
Home Search
Before seeing homes, a buyer agency contract is required. Once you have decided to work with Kimberley and there is a buyer agency agreement signed, Kimberley can take you out to see houses. You will determine the style of home, beds, baths, size and any other must haves. With your home search criteria decided and pre-approval in hand, Kimberley utilizes comprehensive market knowledge to curate a list of homes that meet your specifications. She provides access to up-to-date listings and private showings, leveraging her extensive network and the latest technology to ensure you are able to view any an all available properties that meet your criteria as soon as possible. Utilizing the 80/20 Rule, Kimberley will guide you through homes helping you to visualize the homes potential, suggesting affordable updates and cosmetic fixes. She can recommend trusted vendors from painters, plumbers, electricians, flooring installers, handymen, cleaners, roofers, septic installers and more. She always has a "guy/gal" for that!
Market Education
As a former middle school technology educator and Graduate Professor, Kimberley loves to share her market knowledge with her clients. As you explore homes, Kimberley will educate you on the local real estate market, including neighborhood trends, property values, and historical data to help you make an informed decision.
Property Visits
Kimberley does not waste time and arranges showings at homes of interest as soon as they are available for viewing. Kimberley schedules and accompanies you on property visits, providing expert insights on the property’s condition, potential expenses, and value. She helps you visualize life in your new home and how you can make it your own.
Making an Offer
Kimberley shares her proven strategies and success with submitting competitive winning offers. Once you've found your ideal home, Kimberley guides you through the offer process sharing her extensive experience, including drafting the offer, suggesting competitive pricing strategies, and negotiating terms with the seller’s agent until you have an offer accepted.
Negotiation and Contract
Upon offer acceptance, Kimberley and her Transaction Manager will follow all contractual dates to ensure nothing is missed. Kimberley's strong negotiation skills come into play, from offer acceptance, inspections, and other contingencies throughout the transaction she utilizes her years of experience to maintain your best at all times. From start to finish all contractual paperwork is monitored to ensure accuracy and legality.
Inspections and Due Diligence
Kimberley has many trusted professionals to perform home and septic inspections. After an offer is accepted, Kimberley coordinates home inspections to uncover any potential issues with the property. She advises you on the necessary steps if issues are discovered and negotiates the necessary fixes if needed.
On to Closing
Most likely start to finish Contract to keys is 30 days - WOO HOO! Closing Day!Leading up to the closing, Kimberley helps you with any last minute items needed for your mortgage commitment, connects with the title company to schedule a closing time, and ensures that all necessary paperwork is complete. She also prepares you for what to expect on closing day, including what documents to bring and the questions to ask. She will attend the walk through before the closing with you as well as the closing itself to ensure all goes smoothly.
After the Closing
Kimberley is Your Real Estate Expert and Advisor even after the sale is complete. Kimberley’s support doesn’t end at the closing table. She provides ongoing assistance as you settle into your new home, including recommendations for home improvement professionals (I have a "guy"), tips on home maintenance, and even help with your housewarming plans or her favorite - decorating suggestions!
